This project is a collection of 36 fee-simple townhomes located in Los Angeles County.
Passed in 2005, Los Angeles’ Small Lot Subdivision Ordinance supports the creation of detached townhomes on land zoned for commercial and multifamily use, allowing for reduced setbacks and minimum lot sizes. Consequently, the individual properties can be sold outright to homebuyers, a process that distinguishes small lot homes from condominiums or apartments. Principal among the project’s design attributes is the variation in unit elevations, which flank a park-like, walkable paseo between the buildings.
The project consists of three-story townhomes offering a combination of two-bedroom, two-and-a-half-bath units with dens and three-bedroom, three-and-a-half-bath units with dens. Each residence was also offered with the option of a private rooftop amenity area.
