Downtown Los Angeles’ Sports and Entertainment District is anchored by the Los Angeles Convention Center, Crypto Arena, and the Nokia Theater. Circa was conceived as a major mixed-use development responding to the district’s growing demand for residential, retail, and parking uses. Positioned directly across from the arena and L.A. Live, the project strengthens the surrounding urban fabric by introducing a significant residential population while activating the street level with retail and supporting the parking demands generated by both residents and major events.

Retail uses establish a continuous, active ground-level presence along the surrounding streets, strengthening the pedestrian experience and contributing to the vitality of the district. Above and below the retail, structured parking accommodates approximately 1,700 vehicles within a carefully coordinated circulation system serving residents, guests, and event patrons. An extensive integrated signage program wraps the parking levels, animating the development with motion graphics, artwork, and advertising while reinforcing the project’s presence within the Sports and Entertainment District. Rising above the podium, two residential towers are conceived as a pair of sculptural forms inspired by the energy and movement associated with the surrounding sports and entertainment venues. Their carefully shaped massing maximizes panoramic views across Downtown Los Angeles while providing approximately 650 residential units. Together, the towers, activated podium, and integrated media elements establish Circa as a significant mixed-use development within the evolving urban fabric of Downtown Los Angeles.
Circa is composed of two 34-story residential towers rising above a shared parking podium wrapped by a curved motion-graphic display. Each typical residential level contains 13 one- and two-bedroom units, carefully organized to maximize views, daylight, and efficient circulation. Two-bedroom-plus-den residences are oriented toward Downtown Los Angeles, providing expansive panoramic views across the skyline and the surrounding Sports and Entertainment District.
